Sand.

Begin by sanding the treads down to bare wood with 80 grit sandpaper. To get into the tiny corners and around the balusters, a combination of power sanding and hand sanding will be required. When sanding by hand, make sure you sand with the grain. 

Clean.

Vacuum between passes then uses a tack cloth to clean the treads. This procedure will prevent dust and foreign particles, such as dirt, from becoming caught between the sandpaper and treads. When sanding over dust and debris, microscopic scratches can form that will come through once the final finish is applied.

Repeat First Step

After effectively removing the finish and reaching bare wood with the 80 grit sandpaper, repeat the process with the 120 grit sandpaper.

Scrub once more. 

Vacuum the treads completely before wiping them clean with a tack cloth. Wiping down the treads with a moist rag will elevate the grain.

Take care of the timber. 

If you want to modify the color of the tread, use a cotton cloth to apply a wood conditioner first, followed by an oil-based stain. (Skip to Step 7 if you don’t want to stain the wood.) If the prior finish is not completely removed, the stain will not absorb effectively. The wood conditioner will ensure that the stain is evenly distributed throughout the wood. Use a brush, rag, or pad to apply. Allow it to sit for around 15 minutes before wiping away any leftover conditioner with a lint-free cloth.

Color the treads. 

Apply the stain liberally using a brush, lint-free cloth, or staining pad, and then wipe away any excess stain with a lint-free cloth. Allow 12 hours for the stain to dry. Tip: Complete this operation at night, or consider doing it every other tread so that the stairs can be utilized during the completing phase.

Finish Touches. 

Using a paintbrush, apply a coat of polyurethane to the treads. In place of oil-based polyurethane, a high-quality water-based polyurethane is recommended. Water-based polyurethanes are easier to work with and dry faster between applications. Starting at one corner and working over the tread with the grain, apply the polyurethane with a good-quality brush. To avoid bubbles, apply the polyurethane gently and evenly. Allow a few hours for the polyurethane to dry.

Sand, then repeat twice more.

After the first layer of polyurethane has dried, softly sand it by hand using 220 grit sandpaper. Vacuum and dry with a tack cloth. Steps 7 and 8 should be repeated until you have three coats total. After the third coat, do not sand.
